EV Charger Installation in Bondi Junction.
Bondi Junction is one of Eastern Sydney’s most EV-dense postcodes — and one of its most complex to install in. The Westfield P4 Tesla Supercharger and the Eastgate fast chargers handle the errands. What they don’t handle is overnight home charging, the only kind that makes an EV genuinely convenient. Most residents here are in strata — Spring Street towers, Newland Street walk-ups, Oxford Street mixed-use — and until recently a resistant owners corporation could stall the whole project. That changed. NSW’s amended strata legislation now means owners corporations cannot unreasonably refuse an EV charger installation, and aesthetic-grounds refusals are no longer valid for non-heritage buildings. SRS Services are Level 2 ASP licensed installers active in Bondi Junction, licensed in NSW for twenty years — six brands installed: Tesla Wall Connector, Ocular LTE, Zappi v2, Wallbox Pulsar Plus, Evnex E2, and Schneider EVlink. Ausgrid is the local network operator — we handle the EV-charger notification as part of every install.

Your owners corporation can no longer unreasonably say no.
Under NSW strata law an EV charger is sustainability infrastructure: the resolution passes unless more than half the votes cast are against it (a rule since 2021), and since 1 July 2025 a by-law cannot refuse a charger on appearance grounds for a non-heritage building. Unreasonable refusal is no longer valid, and NCAT recourse is available if a committee still says no.
That matters for the Spring Street towers, the mixed-use strata above Oxford Street retail, and the newer blocks between Bronte Road and Birrell Street. Waverley Council’s “Leading the Charge” strategy is expanding public charging (Transport for NSW counted 116 public plugs across 71 sites in Waverley LGA in December 2025), but public plugs cover convenience stops, not overnight home charging.
We prepare the written request to your owners corporation, document that the install meets building code and does not affect common-property infrastructure, and attend the AGM or EGM if the committee wants a licensed installer in the room. The NSW EV Ready Buildings grant closed to new applications in December 2023, so we quote without it — the approval path still applies.
Application + drawings
We prepare the sustainability-infrastructure resolution pack, scope-of-work drawings and load-impact assessment your strata committee needs to vote — usually within a few days of the site visit.
Sub-metering
Each charger billed back to the lot owner, not the body corp. AEMO-approved meter, integrated to whichever billing platform your strata manager uses.
Load management
10 cars on a 100A common-property feed? No problem. Our load-management config staggers and throttles automatically, so the building never trips during peak.

What it costs, plain English.
Most Bondi Junction installations fall into one of three categories: a straightforward house or terrace, a walk-up apartment needing a board check, or a strata bay requiring sub-metering and body corporate sign-off. Pricing reflects the actual scope — not a guess made before anyone has seen the board.
Standard install
- Supply and install of chosen charger model
- Pre-installation site assessment
- Cable run from main switchboard to garage or carport
- Dedicated circuit breaker and safety switch
- Certificate of Electrical Compliance
Suitable for Bronte Road and Birrell Street terraces with private garage access. Most installs completed in a half-day.
Long cable run
- Switchboard capacity assessment (older walk-ups frequently need an upgrade)
- Sub-metering for individual energy billing
- Conduit run to basement or undercover bay
- Strata authority to proceed confirmed before work starts
- Certificate of Electrical Compliance
Common in Newland Street and Ebley Street buildings. Board upgrades quoted separately where required.
Strata Building Solution
- Full building electrical assessment
- Strata body corporate consultation and documentation support
- Load management hardware to protect shared supply
- Sub-metering per bay for fair individual billing
Most common scope for Spring Street towers and Oxford Street mixed-use buildings. We attend AGMs if required. Quote is building-specific — contact us for a site assessment.
Most Eastern Suburbs strata installs are approved within 3 months under the minor-renovation deemed-approval window.
Since July 2025, NSW strata law has removed the ability of an owners corporation to unreasonably block an EV charger installation. Aesthetic-grounds refusals are no longer valid for non-heritage buildings. We prepare the documentation, attend the meeting if helpful, and manage the install once approval comes through. Every Bondi Junction install,
every time.
Site Assessment
We inspect the switchboard, measure available capacity, check the cable run distance, and identify any constraints before quoting. No surprises on install day.
Charger Supply
We source the unit direct — Tesla Wall Connector, Zappi v2, Evnex E2, Ocular LTE, Wallbox Pulsar Plus, or Schneider EVlink. No retail markup passed on.
Licensed Installation
All work carried out by Level 2 ASP licensed electricians. Dedicated circuit, correct breaker sizing, and a clean cable run — not surface-mounted conduit unless unavoidable.
Sub-Metering (Strata)
Every strata install includes individual sub-metering so each resident is billed only for what they use. Required for fair billing and a condition of most body corporate approvals.
Commissioning
We test the full charge cycle, confirm app pairing where applicable, and walk you through operation before we leave.
Compliance Certificate
Certificate of Electrical Compliance issued for every job. Required for your insurer and your body corporate records.
Newland Street walk-ups need a board check — many need an upgrade first.
Bondi Junction’s older walk-up stock — Newland Street, Ebley Street, Spring Street lower floors — was wired before EV loads were a consideration. Many of these boards are running close to capacity or lack the spare circuit space for a 7.4kW charger. A board upgrade is not the end of the world, but it adds cost and time if it is discovered on install day rather than during the assessment. We check capacity as part of every quote. If an upgrade is needed, we quote it separately and clearly before any work begins.

What gets upgraded
Three things we look for
If your board fails any of these, we bundle the upgrade into the same visit — no second callout.
⚡ What we check
Available load headroom, spare circuit positions, meter board condition, earthing integrity, and whether the existing switchboard can safely carry an EV circuit. Assessment takes roughly 30 minutes on site.
🛡️ What triggers an upgrade
Boards over 20 years old, ceramic fuses still in service, no safety switches on circuits, or less than 20A of available headroom after accounting for existing loads. Common in buildings dating from the 1970s–1990s.
🔌 Cost and timing
A single-phase switchboard upgrade in a walk-up apartment is a separate line item — typically $1,200 to $1,800 — and can usually be completed in the same visit as the charger install if materials are pre-staged. We confirm this in advance so there are no surprises.
Salt air is a real factor for outdoor hardware at Bondi Junction.
IP55 minimum for outdoor mounts
At 1.5–2 km from Bondi Beach, Bondi Junction sits in a moderately salt-affected coastal zone. It is less aggressive than oceanfront Bondi or Manly, but salt particulate still accumulates on outdoor hardware. Any charger mounted externally — carport pillars, basement entry walls, open-air decks — must be IP55 rated at minimum. Units like the Zappi v2 and Evnex E2 meet this standard. We do not install below this threshold on any coastal property.
Enclosures and conduit selection
Salt air attacks unsealed metal conduit and standard galvanised fittings over time. For outdoor runs at Bondi Junction we use UV-stabilised PVC conduit and stainless or marine-grade fixings. Any junction boxes in exposed positions are sealed to IP55 or above. This adds a small amount to material cost and eliminates a category of corrosion-related call-backs.
Warranty protection
Manufacturer warranties on EV charger hardware typically exclude corrosion damage caused by inappropriate installation environment. Installing a non-coastal-rated unit in an exposed position at Bondi Junction is a warranty risk, not just a durability risk. We specify hardware appropriate to the site so your warranty coverage holds.

Contact and initial brief
Tell us your address, whether it is freehold or strata, your charger preference if you have one, and your EV model. We will confirm whether a site visit is needed or whether a quote can be prepared from photos and switchboard specs.
Site assessment
A licensed electrician visits, inspects the switchboard, measures the cable run, and checks any strata-specific constraints. Assessment takes 30–45 minutes. Quote follows within 24 hours.
Approvals (strata only)
We prepare the written request for your owners corporation, including the compliance documentation they need. For buildings covered by the July 2025 strata law changes, this stage typically takes 2–4 weeks. We manage the paperwork and attend the meeting if needed.
Installation and commissioning
Install is typically a half-day for residential, a full day for strata bay work. We commission the charger, confirm charging is working correctly, and issue the Certificate of Electrical Compliance before we leave.

Bondi Junction by the numbers.
The 2021 Census puts 65% of Bondi Junction dwellings in apartments, 54% rented and just 0.9 vehicles per dwelling. That shapes EV charger installation Bondi Junction: most jobs are strata bays rather than garages, and the landlord is often part of the decision. Waverley LGA had at least 1,785 battery-electric vehicles registered in August 2026, up from 979 two years earlier, alongside 116 public plugs at 71 sites as of December 2025. At least 15 EVs per public plug is a comfortable ratio, so a home charger here is about convenience and cheaper overnight rates, not necessity.

Bondi Junction-specific questions.
NSW July 2025 strata law, Spring Street towers, walk-up board upgrades, public chargers vs home — the things people in 2022 actually ask.
How much does EV charger installation cost in Bondi Junction?
For a freehold house or terrace with a healthy switchboard, the installation runs $699 to $1,499, with the charger quoted separately (typically $600–$1,400 depending on brand) and the compliance certificate included. Walk-up apartments with sub-metering add $400–$700 to the installation. Strata multi-bay projects are quoted per building after a site assessment — the variables are too specific to give a useful number without inspecting the building’s electrical infrastructure. If a switchboard upgrade is needed, we quote it separately and clearly before work starts.
My strata committee has blocked EV charger requests before. Does the new NSW law actually change that?
Yes, materially. The NSW Strata Schemes Management Act was amended in July 2025. Two things changed: aesthetic-grounds refusals are now invalid for non-heritage buildings, and owners corporations can no longer refuse on vague or general grounds. They must identify a substantive objection — typically a structural or safety concern that cannot be mitigated. If they still refuse, you can apply to NCAT to challenge the decision. This is a meaningful shift from the old position, where a single bloc of votes could effectively veto any EV request indefinitely. If you are in a building around Spring Street, the Oxford Street fringe, or any other strata property in Bondi Junction and you have been told no before, it is worth making the request again under the new rules.
My apartment building is old stock. Do I need a switchboard upgrade before installing a charger?
Possibly. Bondi Junction has a significant amount of apartment stock from the 1970s–1990s, and many of these buildings have switchboards that were not designed to carry modern electrical loads. We check board capacity as part of every assessment. Roughly half of walk-up apartments in older Bondi Junction buildings need either a partial upgrade or at minimum a new dedicated circuit added. We identify this at assessment stage and quote it before any work begins — not after.
Do I need a special charger because I am close to the coast?
For indoor installations — basement parking, enclosed garage — standard units are fine. For any outdoor mount, including carport pillars, open-air deck positions, or external walls, you need a unit rated IP55 or above to handle the salt-air environment at 1.5–2 km from the coast. The Zappi v2, Evnex E2, and Ocular LTE all meet this standard. We specify the correct unit for the install position so your hardware warranty remains valid.
There is a Tesla Supercharger at Westfield and fast chargers at Eastgate — why do I need a home charger?
Public chargers are useful for topping up during errands or long trips. They are not a substitute for home charging. Home charging is where the car recovers its full range overnight, every night, at a fraction of the cost per kWh compared to public fast chargers. It also means you leave every morning with a full battery rather than managing a charging schedule around public availability. The Westfield and Eastgate chargers are a backup and a convenience layer — not a daily charging solution. Most EV owners who rely primarily on public charging ultimately install a home charger within the first year.
I live in a strata building near Westfield Bondi Junction. Can I get a charger installed in my basement car bay?
Yes, in most cases — particularly under the July 2025 law changes. The typical path for a building in that precinct is: written request to the owners corporation, body corporate request under the new rules (aesthetic-grounds refusals invalid for non-heritage buildings), sub-metering setup for individual billing, and dedicated circuit run from the building switchboard to your bay. Buildings close to Westfield tend to be newer mid- or high-rise stock with more capable electrical infrastructure than the older walk-ups further out, which makes the install scope more predictable. We assess the building’s board before quoting so you know exactly what is involved.
Can my owners corporation in Bondi Junction refuse an EV charger?
Not easily. Under the Strata Schemes Management Act 2015, a charger request is a sustainability infrastructure resolution: it passes unless more than 50% of the votes cast are against it. Since 1 July 2025 a by-law also cannot ban a charger purely on appearance grounds. We supply the diagram, metering plan and motion wording so your committee has what it needs to vote.
Is it worth installing a home charger in Bondi Junction when there are so many public chargers?
Waverley LGA has 116 public plugs across 71 sites (December 2025), and at least 15 battery EVs per plug, so public charging is genuinely usable here. A charger in your own bay is still cheaper per kilowatt-hour on an off-peak tariff and means you never queue. For the typical Bondi Junction household with fewer than one car per dwelling, a single 7 kW unit is plenty.
